We believe the price should be on the table before the first call, not after. These are our three levels of service. All amounts are shown excluding VAT.

What you should know, said plainly
- No lock-in on any plan.
- The 10% only on rent collected: if a month is unpaid, we do not invoice management that month.
- Amounts do not include VAT (21%).
- Homes in Madrid from about €900 combined rent. Below that, it does not pay.
- We do not sell property. Rentals only.
- We do not promise placement timescales. We promise to start today.

On the monthly rent, and VAT is added on top. With €1,300 rent: €130 + VAT, and only if it has been collected.
No. No set-up fee, and no penalty for leaving. What you see on this page is what there is.
We look for the next one. Each turnover has the Placement fee, except under the launch terms.
Yes, if you take unpaid-rent insurance (Total peace of mind): you are paid on the 4th even if the tenant does not pay. Without insurance, the rent is collected by direct debit; if a month does not arrive, the claim starts on day 3 and you see it in the panel. We do not advance the money ourselves.
No. The claim from day 3 is always in Full management. The insurance covers rents and legal defence if the unpaid period lasts.
Because the percentage is not the price: it is what it includes and on what terms. A 6% with a lock-in, VAT extra or a “guarantee” with a waiting period often costs more than 10% on rent collected, with no lock-in, claims from day 3, tradespeople, a law-firm contract, a tax report and the panel. Compare what you receive, not only the figure.
Yes. Each room, its own contract. The 10% applies to each rent; the minimum of about €900 is the sum for the home.
